<p>I live in NJ; about 10 years ago auto insurance was prohibitively expensive in this state, and there were very few options.  I would hear ads for Geico and other low-cost insurance companies on the radio and TV, and they would always have the disclaimer at the end, "Not available in New Jersey".  Suddenly, that was all over - we had more choices and companies like Geico and State Farm and others were allowed to do business in the state. </p>
<p>Along with this choice came lower premiums - low like in 40% of what they used to be. </p>
<p>Was there legislation that was passed (or lifted) that made these choices and this competition possible?  </p>
<p>It is my opinion that removing state mandates from health insurance would increase competition and lower premiums, and I think that the NJ Auto Insurance example might be a good comparison, but I don't know all of the facts.  Does anyone know exactly what happened in the Auto Insurance industry, specifically in NJ?

<p>It's not the responsibility of the guy you were visiting, and it's not the responsibility of the guy who owns the car.</p>
<p>If you have no renters or <a href="http://www.quotebyte.com/home_insurance.html">homeowners insurance</a>, there's nothing to claim AGAINST.  </p>
<p>For property, you insure for your OWN property.  You can't insure for someone else's.</p>

<p>I was driving my mom's car the other day because she asked me to run to the store for her because she was sick and as i was driving through the parking lot a car backed out really fast and slammed into my mom's car....we got estimates the next day that came out to be $1,456,but the guy that slammed into me said that he doesnt have to pay that or report it to his insurance because I'm not on the insurance for my moms car.I have his insurance information and he even signed a paper saying that he was at fault,however my moms worried that she wont be able to get the damages paid for because Im not on her insurance.She has AARP (Hartford insurance),and the guy who hit us has Mercury if that matters any.

<p>No, there's no "dual state residency".   Here's the problem - each state regulates it's own insurance policies.  Sure, Blue Cross might write policies in 48 states, but they aren't the SAME policy.  Each has to be tailored to the state insurance department's rules and regulations.  What's covered in one state might not be covered in another.</p>
<p>Because of that, each policy ALSO has it's own "preferred provider" list.   If you read the small print, your policy in KY probably states something like, "we'll only cover you for life threatening emergencies outside of KY" or "this policy voides 30 days after you move out of KY".  IN any case, you'd have to drive back to KY for all your medical services.  </p>
<p>You have to have an auto policy compliant with the state that you're running the tags on your car.  You won't be able to renew KY tags to an IN address, and you won't be able to get IN tags on a KY policy.  The driver's license ALSO has to match the declared state of residence.</p>
<p>Sorry, you'll have to switch your health policy over.  I'd recommend you do it ASAP, as it could take a while to put in place, and you could have coverage issues in the meanwhile.</p>

<p>Hey, we ALL have been there, so don't cry to us.  If you can't afford insurance then you can't afford to drive!  You ride the bus, car pool with someone, get Mommy or Daddy to take you, or bum rides off your friends.  Move closer to your work or find a job close to where you live!  Work more than one job to pay your bills, it's your choice.  We've all had to pay out the ass for car insurance when we were your age, if we could make it work, so can you!!</p>

I took my pass plus which is meant to cut the price down by a bit, but I've found most internet comparison websites don't ask if you have achieved pass plus, so would it be ideal to get a quote online THEN ring up and try knock the price down?<br />
Also what else can i do to cut the cost down, legally?

<p>The following are legal ways to reduce the premium. However some are counter-productive i.e. they may cost more than you save.</p>
<p>1) Buy an old low group car (you can get an idea of insurance groups from Parker's guide) e.g. a Renault Clio, old-type mini/ fiat panda/ ford fiesta.</p>
<p>2) Third party, fire &#038; theft is probably the cheapest cover. </p>
<p>3) Consider a 'birthday' policy - some insurers will give a 6 or 8 month policy and then give a discount at renewal - this can be useful if your birthday is reasonably soon. You will have to stay with them at renewal because you won't have any valid no claims bonus but the year after you will probably be given a 2-year bonus.</p>
<p>4) With TPFT you probably can't increase the excess - you may be able to with some insurers.</p>
<p>5) You can improve the car security by installing a Thatcham I alarm/ immobiliser or a tracker - but these cost quite a bit of money.</p>
<p>6) It may be cheaper if you add a parent onto the policy - providing they have had no claims or convictions - always worth looking into.</p>
<p>7) Garage the vehicle at night and declare the fact to the insurance company</p>

<p>9) There may still be a 'pay as you drive' scheme around. If you do join one make sure you drive during the day - late-night driving is expensive.</p>

You can get a four flat for roughly the same price.</p>
<p>I'm considering buying a few of these and fixing them up, I had a few questions. If I do work but don't live there will people in the neighborhoods trash the houses and steal appliances? Just how bad is it crime wise? Could I knock the houses down and just hold onto the land and hope the city turns around in 20 years? If so what liablitity do I have in terms of the land, would I need some type of insurance?

<p>Believe me the property is cheap for a reason.  I have lived in Michigan most of my life, and have many friends in the Detroit area who have lost their houses.  It is not only not safe in Detroit take a weekend here and take a drive around.  Don't park your car though, you will come back with parts missing off of it.  People are out of work here in numbers that top any other state. While people are sending money to 3rd world countries they need to send some to Michigan.  The new thing going on now is, people renting homes, and apartments, staying for 5 months, while never paying anything but move in cost, they are trashing the places and leaving before the bail lift gets there.  They are like locust, moving from one area to another,they have figured out how the system works ex; how long they have till they are removed. Rent on the west side of Detroit goes, for a home around $600.00 and the east side around $550.00 to $600.00 in the bad area's.  Because of the economy here most places are saying heck with credit checks and pretty much if you can sign on the dotted line your in.  So unless you live next door to your properties, don't even think about it.  Oh and once there in. You will be amazed at the rights they have. Your  court cost alone while trying to get them out will eat up any profit you might have hoped to gain.  Google renter rights for Detroit Michigan, also there are alot of loop holes they can get through to buy more time.  Also look into the better housing rights for renters in Michigan, one example is even if they don't pay rent, you are under some of the guidelines to still do repairs depending on the complaint, even if the renter is at fault. </p>
